The Petah Tikva Municipality announced today (Thursday) that it has recommended depositing a plan for urban renewal in the Yoseftal neighborhood in the east of the city. The plan, funded by the Government Authority for Urban Renewal, includes an addition of 3,080 housing units, as well as a substantial addition of commercial and public areas. Upon approval of the plan by the local committee it is forwarded for discussion and approval to the Central District Committee.
The Yoseftal neighborhood is bordered on the north by Road 483, on the west by Jerusalem Road - Road 40, on the south by the Kiryat Alon neighborhood and on the east by Nahal Mazor and the area of the Sirkin camp. In the plan, which covers an area of 335 dunams, there are currently 1,380 housing units, in residential buildings as well as in ground-level buildings.
Noam Sela, director of the Karmim Urban Renewal Directorate, explains that this is one of the most difficult neighborhoods in the city: "This is an old neighborhood that is at the eastern end of the city. In fact, the neighborhood is cut off from the city, It was not alarming anyway, but, when the waves of immigration began, they were placed there. People need to move the car for everything. "
According to the renewal plan for the neighborhood, which was conducted by a team led by the Bar Levy Dayan Architects Office, 120 existing buildings will be replaced in buildings with heights between 9 and 25 floors. 980 of the existing housing units in the neighborhood will undergo urban renewal, including an addition of 3,080 housing units. In total, there will be about 4,450 housing units in the neighborhood. In the northern part of the neighborhood, where there are undeveloped areas, new construction is proposed.
The plan proposes to turn Weisburg Street into a commercial main boulevard, connecting the new Sirkin neighborhood and continuing to the Shikun Hapoel Mizrahi neighborhood until the last metro station. The street will include shops and commerce along its entire length, and the integration of offices in certain buildings. In addition, Masaryk and Yavne streets will be widened and turned into green boulevards, which will include wide sidewalks and bike lanes.
