After 20 years: Hotamal has approved urban renewal plans in the Giora neighborhood of Givat Shmuel

The National Committee for the Advancement of Preferred Housing Complexes (Hotamal) decided yesterday to approve a plan for urban renewal in the Giora neighborhood in Givat Shmuel that includes an addition of 1,831 housing units.

The Giora neighborhood is located northwest of Givat Shmuel, near the Coca-Cola Bridge on Road 4. The neighborhood is bounded by President Street to the north, Road 4 to the west and Olive Street to the east. The construction is characterized by low railway buildings of 3-4 floors, which include apartments with 2-3 rooms.

The new urban renewal plan includes three complexes along President Street: the Giora complex designated for evacuation construction and which also includes areas for public and employment buildings, an eastern complex designated as land for completion and where new residential and commercial buildings are planned on the ground floor, including the public housing complex. New public buildings The plan allows for the demolition of 22 residential buildings, including 552 housing units, and the construction of 10-story textured buildings and 25-31-story towers. As stated, the plan includes an addition of 1,831 housing units. The new buildings will include apartments in a variety of sizes so that housing for a variety of populations can be addressed.

The occupants of the compound became "hostages"

It should be noted that the process of promoting urban renewal in the neighborhood took a long time due to a restraining order imposed by the court on the promotion of the project. In 1998, the developer Dudi Appel, the owner of Migdal HaZohar, won a tender from Rami to carry out a construction evacuation project in the neighborhood. Dew. Following this matter, Remi canceled the tender. In 2000, the Zohar Tower Company succeeded in issuing a judicial restraining order prohibiting Remi from operating in the complex until it is decided whether the company's winning the tender is still valid. The continuation of the legal proceedings turned the residents of the compound into a kind of "hostage", as the possibility of promoting an urban renewal plan was effectively avoided. The restraining order was finally revoked in January 2019.
