The District Planning and Building Committee decided to approve a plan for urban renewal in the Herzl neighborhood of Beer Yaakov . The area of the plan is about 95 dunams and is located in the complex between Keren Hayesod and Shapira Streets, Road 4313 and west of the twelfth neighborhood, whose construction plan was approved by the IDF in January 2017.
The construction in the Herzl neighborhood is now characterized by 3-4-story residential buildings and also has an area of ground-mounted buildings. The neighborhood was established in the 1960s and has about 2,600 residents living on 450 housing units. The new plan includes 1,880 housing units to be built in 9-24-storey residential buildings.
In addition, the plan includes about 30 dunams for public buildings, some of which will be erected in the adjacent 12th neighborhood, 1,800sqm for commercial areas to be integrated into two residential buildings in the plan, and 40 dunams for open space (total with 12th neighborhood). The plan was submitted by the local council of Beer Ya'akov and conducted by the Rosio Architects Office.
Guy Kaplan Central District Planner noted: "The plan is designed to respond to a revitalization in the neighborhood where poor maintenance status exists, through new housing units and infrastructure improvements, within a resettled, undergoing accelerated development process."
