After years of neglect: 1,100 apartments will be built in a huge construction evacuation project in the Bat Galim neighborhood of Haifa

Last week, Shapir Housing was selected by tenants in railroad complexes on the Second Aliyah and Youth Aliyah near Rambam Hospital in Haifa, as the implementation of a major evacuation construction project in the city. The project is expected to significantly increase the number of residents in the neighborhood and encourage renewal in one of the oldest neighborhoods. Haifa A Bat Galim neighborhood is located on Haifa's seaside, and has suffered from severe neglect and dilapidated buildings over the years.

The promoted project is now one of the most significant in the area of ​​evacuation-construction in the northern region, in which nine railroad buildings, including 294 housing units , are expected to be demolished, and five new 34-26-story towers will be erected, as well as lower 7 to 9-story buildings. In all, about 1,100 new housing units will be built, along with commercial and employment space.

According to the plan, a green area will be developed in the center of the complex to be used for the public's enjoyment, which will include convenient and accessible pedestrian crossings. The project, which is still in the planning stages and prior to obtaining permits and permits, is planned by Prof. Gabi Schwartz and promoted in front of the Haifa Municipality, which promotes the coastal complexes in Haifa as a project of urban importance.

In this project Shapir serves as both the project entrepreneur and the contractor. A project of this magnitude requires a firm that is financially sound because of its overheads, as well as due to rental payments that are passed on to all apartment owners during the period of work.

The port of Haifa is also in a period of change

In the meantime, the Haifa District Commission approved yesterday the Bay Area Utilization Plan on Area 21 in Haifa, located in the northeastern part of Haifa Airport and on the Technical School grounds, bordering East on Yigal Yadin Street.

The plan, initiated by the Israel Ports Company, is an outline plan that transfers the building rights from the Kishon Rebel Park area approved in Plan 304-0089318 to Area 21 of the IAA (Air Force Technical School). Camp and detailed plan approval.

The plan is being promoted as part of the girls' agreement signed in October 2017 between the Israel Lands Authority, the Municipality of Haifa, Israel Ports Company, the Airports Authority and the Ministry of Finance. The document includes a transfer of 344 dunams of land, to the hands of the Israel Ports Company, which will serve as an alternative to the 566 dunams used by the Israel Ports Company in the area of ​​the Kishon River Downs Park.

In addition, the plan defines construction rights of approximately 480,000 square meters, as well as the uses that are allowed in the storage area and establishes detailed planning guidelines for this area.
