"Many municipalities are trying to revamp the city's commercial center - realizing that it can be a focus and lever for increasing business activity - but are giving architects the renovation work to plan for the street renovation and physical renovation," says Dr. Rina Degani, a partner at the Geocartography Research Institute that provides Consulting services for cities and entrepreneurs trying to revitalize commercial centers.

Buyers dictate

The planners usually know how to place the residential quarters in the city and offer the location of the square (main business center). It was clear to us that one must start from one point, and if we create one corner of a street that is pleasant and appealing to the public, the entire street will gradually become an audience - more businesses will want to be there, the rent. Will go up and the whole area will be upgraded, ”says Degani. "The municipality of Netanya started renovating Independence Square, near the sea, assisting shops with renovations. We organized occasional city shows and people started coming and we see today a rising revenue and a small store turnover."

Street events are a business lever?They are usually held in places where there is buyer traffic anyway.

"Depending on where they are held. The events do not help if they are held where people have nothing to do anyway. They come, enjoy the show, go and nothing happens. People come to the show, spend time in the hall, eat there and go straight home. One of the streets that Degani was called to examine is the old Rothschild in Rishon Lezion. A small part of the street has become a small pedestrian mall that runs downtown, but the other parts are a rather shabby mix of residential buildings, small businesses, a crowded mall and a few cafes.

"The traditional downtown of Rishon Le Zion is great," says Degani. "The site where the center needs to be rebuilt should be located. A good portion of the businesses along the street are veteran and not modern. There is no modern office on the street. In my estimation, the center will not advance unless an entrepreneur is found to demolish several buildings and build a new complex, including residential, commercial and office space. "For statutory reasons, the process is not progressing fast enough. It is important to give the first entrepreneur privilege, to begin the process that has been delayed for years."

How can we save Haifa and the mall in Hadar?

"I know the city because I was born there, but we didn't do any work there.
