560 apartments have been approved for construction near the Bat Yam Promenade

The Tel Aviv District Planning and Construction Committee rejected the objections and finally approved the evacuation project of the Matslawe Company in the Bat Yam Promenade, the Calcalist learned.

As part of the project, 163 apartments will be demolished and 560 apartments will be erected in three 30-story towers on Rothschild Street and one ten-story building on Herzl Street. Extensive hotel areas will also be built, with at least 150 hotel rooms covering 10,000 square meters; 1,500 square meters of commercial space at street level; And about 800 square meters will be devoted to public buildings.

The plan spans 10 acres on a two-sea line, between Rothschild and Herzl Streets and near Ben-Gurion Street, and is adjacent to the light rail red line.

In the area of ​​Rothschild Street in Bat Yam, which is planned as a main business center, the municipality has promoted construction of commerce and hotels in this project and has lowered the level of construction approved so far.For example, they lowered the height from 35 stories to 30, increasing the hotel space at the expense of living space.

In Bat Yam, one of the densest cities in Israel, dozens of TAMA 38 and evacuation projects have been promoted in recent years.

Under the plan, Rothschild Street, which will include wide sidewalks and tree planting areas, will be expanded to the public building on Libskind Street, and an open public space with future options for moving vehicles will be allocated.

"The plan deserves and is expected to turn the area into a tourist hub, located on the corner of two main streets of the city, leaning on the beach of Bat Yam," the district committee's decision reads. "The construction buildup is due to the fact that the plan is adjacent to the red line of the railroad which is under construction.

The district committee's policy is that the areas adjacent to mass transit systems that allow a large number of people not using the private car to be mobile are the areas where high-density construction would go hand in hand with mixed uses. "

The plan is about 120 meters from the coastline in the second line of construction to the sea, and therefore the approval of the Coastal Environment Committee is required, which stipulated that in the first place the public areas, commerce and hotels will be built, and in the second phase most of the apartments will be built. This decision was based, inter alia, on the municipality's recommendations.

Against this background, Matslao himself filed a counter-claim on the grounds that the demand for phases greatly undermines the economic viability of the project, making it difficult for him to obtain bank assistance. Finally, it was decided that the project would be phased in, and he withdrew his opposition.

Against the background of the extensive hotel areas in the project, Maslau was asked whether she would enter the hotel sector, which has no foothold.The company responded: "We will either sell the territories or join a hotel partner. There is currently no specific candidate."
