Green light for the construction of the largest residential neighborhood in Ramat Gan: The Tel Aviv District Planning and Building Commission, headed by Daniela Posk, has decided to approve a plan for the construction of a new 2,500 residential neighborhood in Ramat Gan. The plan covers 315 dunams of land, and is located adjacent to the Mesobot junction, east of Highway 4, and north of Highway 461 (Ben Gurion Airport). The plan was initiated by the Ashdar and Housing & Construction real estate companies, which together hold 80%, of which 90% Belongs to Housing and Construction. 20% of the land is owned by the Israel Lands Authority, which is expected to market its land after the plan is approved. The land used to belong to Ramat Efal and after annexation to Ramat Gan the land was also transferred to the municipal area of ​​the city.

According to the plan of the Kulker-Kulker-Epstein Architects' Office of Architects and Town Planners, 2,500 residential apartments will be erected on the ground, twice the number in the new Krinitzi neighborhood. 500 housing units from the program will be small. In addition, the program includes 350 sheltered housing units and 150 additional housing units will be allocated for rental housing and student dormitories, according to the district committee's requirement.

Due to the height restriction, due to the proximity to the take-off and landing path at Ben Gurion Airport, the residential buildings in the neighborhood will be up to 17 stories. In the southwestern part of the neighborhood along the main roads, Highway 4 and Route 461, 280,000 sq.m. of employment, commerce and hotels will be built. The district committee explained that the plan includes 71 acres of green space and 71 more acres to be used for public buildings, with emphasis on secondary schools that will serve as secondary schools for residents of the city's West who suffer from secondary schools.

The plan will soon be subject to public objections, with estimates from Ramat Efal residents expected to be opposed. The implementation of the plan will allow the planned planning sequence to be completed with the evacuation of the Tel Hashar base in the Uno Valley.Contrary to plans east of this plan, most of which are promoted by the USSR, the realization of the current plan does not depend on the evacuation of the Tel Hashomer base.
